Walking down the tree-lined Lincoln Ave, it's a longer walk than expected to reach this charming bungalow, built in 1926. The fact that it's tucked away from the street is definitely a plus – I wouldn't be surprised if some of the neighbors didn't even know these hidden houses existed down the alleyway.
Touring the Home
The house has a narrow frontage, and the boundaries blend seamlessly with the adjacent properties, making it difficult to discern where the lot lines are. Upon entering the house, you'll find it is bright and updated. The kitchen looks brand new, although it is in a fairly tight space. I wondered if it would be possible to open it up more by connecting it to the room on the backside.
The lower level of the house features a living room with a wall of built-in cabinet space and two bedrooms with large closet spaces. The laundry room is also located on this level, which could be considered a garden level as half of the windows are above ground.
Pros and Cons
Being priced at less than $3M in Crescent Park is unusual, and this price reflects some of the drawbacks of the home. In addition to the garden level and flat roof, which require more maintenance than a sloped roof, the garage is detached, requiring you to bring groceries in from the outside after parking your car. The laundry room is also located downstairs, which means you may have to carry laundry up and down the stairs.
The Final Score
The value of this home lies more in the neighborhood and the resources offered by the northern part of Palo Alto than in the interior and exterior features of the home. With the average sales price in Crescent Park at an astounding $4,947,055 in 2022, this house represents a hidden opportunity in the neighborhood.
