My First Impression
Undoubtedly this house is located in the most sought after neighborhood within the already upscale Palo Alto, and the prime real estate is commanding a premium price. Entering from the beautiful tree-lined Lincoln Ave, it's a longer than expected short walk to this charming bungalow, built in 1926! The fact this home is tucked away from the street is definitely a plus. I wouldn't be surprised that even some of the neighbors may not have known these hidden houses down the alley way.
Touring the Home
The house has a narrow frontage. The boundaries blend into the adjacent neighbors' lots in perfect harmony, though making it less obvious where the lot lines are. Taking a few steps up, we enter the house that's bright and updated. The kitchen looks brand new, though it is in a fairly tight space. I wondered if there is an easy way to open it up more by connecting the room on the backside.
There is an entire level of home downstairs. The living room features a wall of built-in cabinet space which is well designed. The bedrooms feature large closet spaces and the laundry room is close by. This is something that we would consider as a garden level - half of the windows are above ground and bring light in.
Pros and Cons
Being priced at less than $3M in Crescent Park is unusual. This price reflects some of the drawbacks of this home. Aside from what I already mentioned above that half of the living space of this home is on a garden level, the house also has a flat roof, which typically takes a bit more maintenance than a sloped roof. The garage is detached, which means that you will have to bring your groceries in from the outside after parking your car. Laundry is located downstairs, which means that if you live upstairs, you might have to carry your laundries down.
The Final Score
The value of this home lies more in the neighborhood and the resources the northern part of Palo Alto has to offer than the interior and exterior features of this home. With the average sales price at astonishing $4,947,055 in 2022, this house is a hidden opportunity within Crescent Park.
